New homes for Blackwattle Bay to be fast-tracked
More than 300 extra new homes could help revitalise Blackwattle Bay sooner as part of the NSW Government’s commitment to deliver more housing and create more jobs.
The project at the soon-to-be vacated Sydney Fish Market site on the western edge of the Pyrmont Peninsula could deliver more well-located homes, if amendments are made to local planning controls. A proposal has been accepted under the new State Significant Rezoning Policy, which will streamline planning and cut rezoning timeframes by up to 200 working days.
The Blackwattle Bay precinct is currently expected to provide up to 1,200 homes, with the proposed amendment increasing this to about 1,500 including a 7.5% affordable housing contribution.
If approved, the first new homes are anticipated to be built as early as 2027 as part of a steady supply of homes delivered over the next six to eight years.
The rezoning proposal will be on exhibition from 12 December 2024 to 31 January 2025.

Deputy Secretary Monica Gibson said:
“This project provides much-needed housing supply while unlocking the economic and social potential of this unique part of Sydney’s foreshore.
“The project will be delivered under the new State Significant Rezoning Policy, which is yet another planning lever the Department is using to address the urgent need for more housing.
“We recognise we need to help to unlock more opportunities for new well-located homes so more people can put a roof over their heads.”
