Round 3 of the Accelerated Infrastructure Fund provides stimulus funding to eligible councils, state agencies and state-owned utility authorities to accelerate construction projects that will support 182,000 new and existing homes in areas experiencing the highest growth in NSW.
The NSW Government invested $437 million under tranches 1, 2 and 3 for round 3 of the Accelerated Infrastructure Fund.
The funding was available to metropolitan and to regional local government areas that account for for 94% of NSW's projected population growth over the next 10 years. Successful applicants needed to provide a minimum 25% co-funding contribution for each project.
Program objectives
The objectives of round 3 are to:
- support housing supply in both metropolitan and regional NSW
- see projects commence construction within 2 years to accelerate housing delivery
- partner with councils and agencies to co-fund an expanded and accelerated infrastructure program
- deliver critical infrastructure projects that will create new, serviced development land
- deliver local development infrastructure projects that can accelerate housing supply and construction activity
- deliver social infrastructure that supports emerging populations and responds to current service shortfalls.

Accelerated Infrastructure Fund round 3, tranche 3 announced May 2024
The NSW Government allocated an additional $147.61 million to fast-track infrastructure in 5 high-growth regional communities under the next tranche of round 3 of the Accelerated Infrastructure Fund. This will fund a $215 million regional infrastructure program to support housing growth in high-priority areas.
These additional funds will accelerate 10 key regional infrastructure projects, including wastewater and road upgrades, to help unlock development and bring more high-quality neighbourhoods to life faster.
The projects were assessed and approved against the criteria published in the program guidelines. In addition, a Supplementary Guideline Note – Accelerated Infrastructure Fund Round 3 – Tranche 3 Regional (PDF, 1.6 MB) has been prepared to support Accelerated Infrastructure Fund Round 3.
Applicants needed to demonstrate a co-funding contribution of at least 25% of the total project cost.
